One of the South Side’s steadiest neighborhoods: a brick bungalow grid kept to a standard for a hundred years, a park and fieldhouse at its center, a Metra stop with its own name on it, and a mid-century pocket where the streets decided to curve.
Avalon Park is what the bungalow belt looks like when generations of owners simply never let it slip: brick singles and Georgians on straight, swept streets between 76th and 87th, high owner-occupancy, block clubs that function, and a pride of place you can read from the parkways. The namesake park at 83rd and Woodlawn, with its 1930s fieldhouse, pool and leagues, is the neighborhood’s living room, and the Metra Electric’s 83rd Street station, subtitled Avalon Park, puts Millennium Station about twenty-five minutes away.
The neighborhood’s southeast corner holds its famous anomaly: Marynook, the mid-1950s subdivision where the Chicago grid gives way to looping streets lined with split-levels and low ranches, kept so faithfully that mid-century design fans make pilgrimages. The 87th Street and Stony Island corridors carry the shopping, with the Skyway’s on-ramp at 87th putting Indiana and the lakefront drives in quick reach, and Chatham’s 79th Street businesses minutes west. The landmark Moorish tower of the Avalon Regal Theater stands at the neighborhood’s corner at 79th near Stony Island, a South Side movie-palace legend awaiting its next act. Jesse Owens Park and the ridge of Calumet Heights sit just southeast.
Brick bungalows and Georgians in remarkable original condition, Marynook’s mid-century forms, and post-war ranches filling the edges, at prices that reward buyers who value kept blocks over fashionable zip codes.
