The short version
- We use what you share to help you buy, sell, rent or rent out a home, and to run our team.
- We never sell your information and never use it for advertising.
- Boulevard Dashboard uses Gmail and other Google data only to help our own agents keep up with their own clients and leads, and it follows Google’s Limited Use requirements (section 6).
- Questions or requests: chrisw@fultongrace.com.
1. Who we are
The Boulevard Group is a team of real estate brokers at Fulton Grace Realty, 2901 N Halsted St, Chicago, IL 60657. In this policy, “we” and “us” mean The Boulevard Group. This policy covers:
- theboulevard.group, including our guides, neighborhood pages and calculators;
- the private client pages we send to the people we work with;
- Boulevard Dashboard, the private dashboard and phone app our agents sign in to with their own Google accounts to manage their clients, leads, showings and deals. It is used only by members of The Boulevard Group; it is not offered to the public.
Fulton Grace Realty’s own website, fultongrace.com, has its own privacy policy.
2. What we collect on this website
- When you contact us. The contact form asks for your first and last name, email, phone, what you are interested in, and a message. We use these to answer you.
- When you save a calculator run. The calculators ask for a name and an email (a phone is optional) so we can email you links to your saved runs. Your browser also remembers them on that device so the calculator can list your runs.
- Our visit counter. When a page opens in a regular browser, a small counter records the page’s address, the name of the website that linked you here, and whether this is a first or a new visit. It sets no cookies and records no name, email or IP address. It keeps two small flags in your browser’s storage to tell a first visit from a return.
- What we do not use. No advertising cookies, no ad networks and no third-party tracking or analytics tools.
- Standard web services. Like every website, our host keeps standard server logs (including IP addresses) for security and operations. Pages load fonts from Google Fonts and map images from OpenStreetMap-based map services, which receive your browser’s request in the usual way.
3. Information from other places
- Listing sites and Fulton Grace. If you ask about a home on a listing site (such as Zillow or Realtor.com) or on fultongrace.com, that site sends us your contact details and your message so one of our agents can respond.
- Public records. For homes we are helping with, we look at public records such as Cook County property and tax records.
- Other people in a transaction. Lenders, attorneys, inspectors and other agents send us what a transaction needs, such as dates, documents and contact details.
4. Working with us: client pages, email and texts
- Client pages. If you work with us, your agent may send you a private link to a page with your timeline, checklists, documents and homes picked for you. The link works like a key, so please keep it private.
- Answers you give us. What you tell us on your page or in a questionnaire (for example, what you want in a home) is saved to your record so your agent can use it.
- Email. We email you when you ask us to, or about a transaction we are handling with you. Listing alerts and newsletters have an unsubscribe link in every message.
- Texts. If you text our team number, or your agent texts you, your number and the messages are kept on the team’s texting phone and noted in your record. We never share mobile numbers or text-message consent with anyone for their own marketing. Reply STOP, or tell your agent, and we will stop texting you.
5. How we use information
- To respond to you and to arrange showings, offers, listings and leases.
- To keep your agent’s notes, timeline and documents for your transaction.
- To send the updates, listings and guides you asked for.
- To meet the record-keeping rules for Illinois real estate brokerages and Fulton Grace Realty.
- To protect this website and our accounts from misuse.
We do not sell personal information, and we do not use it for advertising.
6. Boulevard Dashboard and Google user data
Boulevard Dashboard is the private workspace our agents use to manage their clients, leads, showings and deals. Only members of The Boulevard Group can sign in, each with their own Google account. When a member connects their Google account, the dashboard asks Google for permission to use the data below, and uses it only for the purposes listed.
What the dashboard uses, and why
| Google data | What the dashboard does with it |
|---|---|
| The member’s Google account email address | Knows which team member is signed in, and shows each member their own clients and leads. |
| Gmail: reading messages | Finds new lead notices from listing sites and Fulton Grace and adds the person to the member’s leads. Matches messages between the member and the clients and leads already on the member’s book, so each record shows when they last wrote and what about. Reads the member’s own sent mail to see when a client was last contacted and to copy the member’s email signature. When the member asks, gathers the member’s emails with a client, or about the client’s property, for a summary note. Reads showing confirmations, review notices, and messages the member files with the dashboard’s Gmail labels. Finds documents the member sent for a deal so the member can file them with Fulton Grace. |
| Gmail: sending | Sends an email only when the member writes or approves it and presses Send, from the member’s own address (or an address the member’s Gmail is already set up to send as). |
| Gmail: labels and settings | Creates the dashboard’s own labels (such as lead-intake) so the member can file messages for the dashboard, and reads the member’s send-as addresses. |
| Gmail: new-mail notices | When instant email is on, Gmail tells the dashboard, through Google Cloud Pub/Sub, that new mail has arrived. The notice holds only the mailbox address and a change number, not the message. |
| Google Sheets and Google Drive | Keeps the team’s records in the team’s own spreadsheet, and saves files the member adds (such as deal documents and walk-through photos) in the team’s Drive folders. |
| Google Calendar (optional) | If a member gives the dashboard their calendar’s private address, the dashboard shows the member’s appointments on their own This week strip. The address is kept in protected settings and never shown on any page. |
What the dashboard keeps from Gmail
- For a message with a client or lead already on the member’s book: the date, whether it came in or went out, the subject, the first 160 characters of the writer’s own words, and Gmail’s message ids so the member can open it in Gmail. Only the latest 30 are kept per person.
- From a lead notice: the person’s name, email, phone, the home asked about and the message.
- Notes the member chooses to make from an email.
- It does not copy whole mailboxes, and it does not keep messages from people who are not on the member’s book, other than the lead and review notices described above.
AI features
Some features send text to an AI service (Claude, made by Anthropic) to do their work: summing up the member’s emails with a client or lead, or about a client’s property, as a note; suggesting a reply the member can edit; reading an offer the member uploads; reading a review notice; and reading a quick note the member types. Only mail about the member’s own clients, leads and deals, and the notices described above, is ever sent; other mail is not. The results are shown to the member, who decides what to do with them. The AI service never sends anything to anyone.
Limited Use
Boulevard Dashboard’s use and transfer to any other app of information received from Google APIs will adhere to the Google API Services User Data Policy, including the Limited Use requirements.
- We use Google user data only to provide and improve the dashboard features described above.
- We do not sell it, use it for advertising, or use it to decide anyone’s creditworthiness or for lending.
- We do not transfer it to anyone except as needed to run these features (the service providers in section 7), for security, to comply with the law, or as part of a merger or sale of the business.
- We do not use Google user data to develop, improve or train generalized AI or machine learning models. Our AI provider’s business terms do not allow it to train its models on what we send.
- No person reads a member’s Gmail data except the member; the team’s leaders, who can open a team member’s dashboard to manage the team’s clients; anyone the member asks to help (for example, to fix a problem); and where needed for security or required by law.
8. How long we keep it, and deleting it
- We keep records while we work with someone, and afterward for as long as Illinois real estate record rules and Fulton Grace Realty require.
- The email details on a record are trimmed automatically to the latest 30 per person.
- A team member can remove Boulevard Dashboard’s access at any time in their Google Account, under Your connections to third-party apps & services. The dashboard then stops reading and sending that member’s mail.
- Anyone can ask us to delete the information we hold about them, including the email details saved from Gmail, by writing to chrisw@fultongrace.com. We delete it promptly, except what the law requires us to keep.
9. How we protect it
- Members sign in with Google, and only members of The Boulevard Group can sign in. Each member sees their own book; the team’s leaders see the team’s.
- Every connection uses HTTPS encryption. Records stay in the team’s own Google and Cloudflare accounts.
- Passwords and secret keys are never put in web pages; they stay in protected settings.
- No system is perfectly secure. If you think something is wrong, tell us right away.
10. Your choices
- Ask for a copy of the information we hold about you, or ask us to correct or delete it.
- Unsubscribe from our emails with the link in any of them.
- Stop texts by replying STOP, or by telling your agent.
- Clear the calculator runs and visit flags your browser remembers by clearing this site’s data in your browser’s settings.
11. Children
This website is not meant for children under 13, and we do not knowingly collect their information.
12. Changes to this policy
If we change this policy, we will post the new version here and change the effective date at the top. Before a change in how Boulevard Dashboard uses Google user data takes effect, we will tell the team members it affects.
