Asbestos, lead, mold & radon, explained

Chicago's housing stock is old, and old buildings come with four words that make buyers nervous: asbestos, lead, mold, and radon. Here is the calm version. All four are common here, all four are testable, and all four have standard, priced fixes performed by specialists every day. None of them is a reason to walk away from a good building; each is a reason to know exactly what you are looking at before money moves. This page explains what each one is, where it hides in Chicago homes, when it matters, and what the fix looks like.

The one-minute version

Every hazard on this page follows the same logic: a material or gas that is harmless where it sits becomes a problem when it gets into air or water, and from there into lungs or bloodstreams. So the questions are always the same three. Is it present? Is it getting into the air or the water? And what does containment or removal cost? An inspection plus the right specialist test answers the first two, and the third has a market price like any other trade work, which means it can be negotiated in your contract like anything else the inspection turns up. Fear is not a strategy; a lab result and a quote are.

THE SIMPLE VERSION

Old houses are not haunted, they are just old. Each of these four has a test that settles it and a contractor who fixes it for a knowable price. Our job is making sure the testing happens at the right moment in the deal, so the price lands on the negotiating table instead of on you after closing.

Asbestos: the fireproofing that would not quit

What it is. Asbestos is a family of naturally occurring minerals that split into fibers too small to see, and those fibers happen to be nearly indestructible: they do not burn, they do not conduct heat or electricity, and they do not break down. For most of the twentieth century that made asbestos the miracle additive, mixed into thousands of building products from roughly 1900 into the 1980s. The same durability is the problem: inhaled fibers stay in the lungs, and heavy or repeated exposure over years is linked to asbestosis, lung cancer, and mesothelioma, typically decades after exposure. Regulation tightened through the 1970s and 80s, use faded, and in 2024 the EPA finalized a ban on chrysotile, the last form still being imported, but nothing was ever removed from the buildings it was already in. In a city where most homes predate 1980, that is a lot of buildings.

The single most important idea: condition beats presence. Asbestos hurts people when fibers become airborne and get breathed in, which industrial hygienists call being friable, crumbly enough to release fibers. A floor tile that is intact and walked on for fifty years releases essentially nothing. The same tile snapped, sanded, or demolished releases fibers. This is why the universal professional advice on asbestos in good condition is often to leave it alone or seal it, and why the moment that changes is renovation.

Where it hides in Chicago homes

How you find out for sure. You cannot identify asbestos by looking, and neither can we or your inspector; a lab can, from a small bulk sample, quickly and cheaply (lab fees commonly run a few tens of dollars per sample). A home inspector's role is to point at suspect materials; an asbestos professional's role is to sample and, if needed, write the fix. If your renovation plans will disturb a suspect material, test before you price the renovation, not after the crew opens the wall.

The fix, and what it costs. Three tools, in escalating order: leave it alone and monitor it, encapsulate it (seal or cover it so fibers cannot escape, entirely legitimate), or abate it (controlled removal with containment, negative air, and proper disposal). As calibration, removing the pipe wrap in a typical basement is often quoted in the low-to-mid four figures; whole-house siding or plaster work is a bigger conversation. Illinois licenses asbestos professionals through IDPH, and while the strictest state rules are written for schools, commercial, and public buildings rather than single-family homes, we suggest treating the licensed standard as your standard anyway: this is the one trade where the cheap crew can make the problem worse than the material ever was.

THE SIMPLE VERSION

Asbestos is like a bee: mostly harmless until you swat at it. Sitting intact in a tile or a shingle, it is not reaching your lungs. The rules are simple: do not sand, cut, or demolish anything suspect without a lab test first, leave good-condition material in peace, and when removal is warranted, hire the licensed crew with the plastic sheeting and the negative-air machine, not the guy with a shop vac.

Buying angle: the Illinois disclosure form asks sellers about known asbestos, inspectors flag suspect materials routinely in pre-1980 homes, and abatement quotes are negotiable items under the contract's inspection provisions, like any other finding.

Lead: paint, dust, soil, and the pipe under the parkway

What it is and why it matters. Lead is a heavy metal that is toxic to people, with no known safe blood level; young children under six and pregnancies are the populations that matter most, because developing brains absorb it readily and the effects on learning and behavior can be permanent. Houses deliver lead two ways: through old paint and the dust it sheds, and through drinking water that traveled a lead pipe. Same metal, two completely different systems, two different fixes.

Paint. Residential lead-based paint was banned federally in 1978, and Chicago's housing stock is mostly older than that, so the working assumption in any pre-1978 home is that lead paint exists somewhere in the layer cake, usually buried under decades of newer coats. Buried and intact, it is largely inert. It becomes exposure through dust, and dust comes from friction and disturbance: window sashes grinding up and down their jambs (the classic worst offender), sticking doors, stair treads, porch floors wearing underfoot, and above all renovation sanding and scraping. Exterior paint also sheds into the soil around the foundation, where kids play and shoes track it in; decades of leaded gasoline settled into city soil too.

How you find out. A licensed lead inspector or risk assessor (IDPH licenses them in Illinois) can test paint in place with an XRF instrument and take dust-wipe samples, typically a few hundred dollars for a housing unit. If you are buying a pre-1978 home, federal law is on your side: the seller must disclose known lead hazards and hand over any reports, you receive the EPA's pamphlet, and you are entitled to a 10-day window to test before your contract goes hard. The fix. Lead work is a ladder, and the bottom rungs are legitimate: specialized cleaning and paint stabilization, enclosure (sealing hazards behind new surfaces), component replacement (very often just the windows, which fixes the worst friction surfaces and upgrades the house at the same time), and full abatement at the top. With small kids in a vintage home, the practical playbook is stable paint, wet-cleaning of window troughs and floors, and prioritizing windows when renovating, plus the routine childhood blood-lead screening every Chicago pediatrician already does.

THE SIMPLE VERSION

Think of lead paint as asleep under newer layers. Friction and sanding wake it up as dust, and dust on floors and windowsills is how it reaches kids' hands and mouths. Keep paint intact, clean the dusty spots with water not dry rags, replace the grinding old windows when you can, and never let anyone dry-sand old paint in your house. Mold: always a water story wearing a scary costume

What it is. Mold is fungus doing its job, digesting damp organic material, and its spores are in every lungful of air you have ever taken, indoors and out. Mold cannot grow without sustained moisture, which is the entire key to the subject: every indoor mold problem is a water problem first. Find the water, fix the water, and mold loses. Kill the mold but leave the water, and it returns like a lawn you mowed.

The types you hear about. Nobody can name a mold by eyeballing it, but since the names come up in every online rabbit hole: Cladosporium (olive-green to black, the most common indoor-outdoor mold, fond of windowsills and bathroom surfaces), Penicillium (blue-green, the musty-basement smell family, quick to colonize water-damaged materials), Aspergillus (everywhere dust is; a medical concern mainly for immunocompromised people), Alternaria (damp showers and under-sink cabinets), and the celebrity, Stachybotrys chartarum, "black mold," a slimy greenish-black species that needs cellulose soaked for days or weeks, think saturated drywall paper after a leak nobody fixed. Here is the part the headlines skip, and it is the official position of the EPA, CDC, and the Illinois Department of Public Health: color does not tell you the species, the species does not change the response, and there are no established health-based exposure standards for mold. Plenty of harmless molds are black; problem molds come in cheerful colors. All sustained indoor growth gets the same treatment: fix the moisture, remove the growth.

Do you need testing? Usually not, and this surprises people: IDPH explicitly does not recommend mold testing. If you can see or smell it, you already know what to do, and since no standard defines an acceptable level, a $500 air test mostly buys you a number nobody can act on. The money belongs in finding the water source and fixing it. The exception where investigation earns its keep: a persistent musty smell with no visible growth, where a good inspector with a moisture meter (or an infrared camera) hunts the hidden leak behind the wall.

Health effects, stated. For most people, mold is an irritant and allergen: congestion, coughing, eye irritation, and asthma flare-ups in people who have asthma. For people with serious immune compromise or certain lung conditions, exposures matter more and infections are possible. The dose-and-susceptibility framing beats the horror-movie framing, but chronic dampness is legitimately bad for both houses and people, and nobody should live in it.

The fix, sized. The dividing line used by both EPA and IDPH is about 10 square feet. Smaller than that, a homeowner can handle it: fix the moisture source, wear an N95 and gloves, clean hard surfaces with detergent and water, and throw away porous materials that got soaked (drywall, ceiling tile, carpet pad; they cannot be reliably cleaned). Bigger than that, or growth inside HVAC systems, or contamination from sewage, calls for professional remediation with containment. One Illinois-specific note: the state recently passed the Mold Remediation Registration Act, which is bringing registration and proof-of-financial-responsibility requirements for remediation companies through IDPH rulemaking; until that system is fully in force, anyone with a truck can print "mold remediation" on the side of it, so vet the company, ask about containment procedures, and get the moisture fix in writing alongside the cleanup.

THE SIMPLE VERSION

Mold is the smoke, water is the fire. Do not pay to name the smoke; pay to find and fix the leak, tear out what got soaked, wipe what can be wiped, and it does not come back. Small patch, you can do it yourself with a mask and detergent. Bigger than a bath mat, hidden in walls, or in the ductwork: bring in a pro with containment, and make sure the water fix is part of the job.

At a showing, our noses are part of the toolkit: a musty basement is data, freshly painted basement walls in one suspicious patch are data, and a dehumidifier running hard in February is data. None kills a deal by itself; all of them shape the inspection.

Radon: covered, tested, and very fixable

Radon is the fourth of the big four: an invisible, odorless radioactive gas that seeps up from the soil and can concentrate in basements, and the second-leading cause of lung cancer after smoking. Parts of Chicagoland test high, the test during your inspection costs around $150, and the fix is a standard mitigation system; we've seen them run between $1,500 and $3,500+ depending on the size of the home and the complexity of the system. Who tests, who fixes, and where the money comes from

The choreography is the same for all four hazards. Your home inspector is the generalist who flags suspect materials, moisture patterns, and the age of things, and can usually run the radon test. Licensed specialists answer the specific questions: asbestos inspectors sample materials, lead risk assessors test paint and dust, radon measurement professionals run the monitors (Illinois licenses all three), and moisture investigations find the leak. Specialty contractors do the fixes, from abatement to remediation to mitigation. And the contract is where the cost lands: findings during your inspection window become repair requests, credits, or price adjustments, negotiated like any other discovery. This is a normal, everyday part of Chicago deals, and it is exactly what the inspection provisions of the contract exist for.
