Floors are the one part of a home you touch all day, and in Chicago they are also a dating tool and a truth-teller: the 2¼-inch oak strips in a two-flat, the maple in its kitchen, the parquet in a 1965 co-op, and the brand-new vinyl plank in a flip each tell you something about the building and the budget behind it. This guide explains what floors are made of, the difference between solid hardwood, engineered wood, and LVP, how each one is installed and over what, and what a floor is quietly telling you at a showing.
Every floor is layers. At the bottom, the structure: wood joists in houses and most vintage flats, or a concrete slab in mid-rise and high-rise condos and every basement. On top of joists sits the subfloor, the rough deck the finish floor attaches to: in pre-war Chicago that is usually 1x6 planks laid diagonally across the joists, and in anything built or gut-rehabbed since the 1970s, sheets of plywood or OSB. Between subfloor and finish floor goes an underlayment, felt paper or foam or cork, for moisture, squeaks, and sound. The finish floor, the part you see, is just the top slice.
This matters because the subfloor decides what can go on top. Nails need wood to bite into, so nail-down solid hardwood wants a wood subfloor. Concrete offers no bite and always carries some moisture, so slabs want glue-down engineered wood, floating floors, or tile. Most flooring regret we encounter traces back to ignoring the sandwich: solid wood on a damp slab, or thin vinyl telegraphing every hump in a wavy old subfloor.
Think of the floor as a hat on a head. The head is the subfloor, the hat is the wood or vinyl you picked, and no hat fits a head it was not shaped for. Wood heads take nails; concrete heads take glue or floating hats. Ask what is under a floor before falling in love with what is on it.
What it is. Boards milled from single pieces of wood, usually ¾-inch thick with tongue-and-groove edges, blind-nailed at an angle through the tongue into a wood subfloor so no fasteners show. That is the whole technology, and it is why a floor installed when Woodrow Wilson was president still works: solid wood can be sanded down and refinished four to six times or more, at roughly 20-year intervals, which adds up to a century of service. When a vintage floor looks tired, the answer is almost always refinishing, not replacement; sanding and refinishing commonly runs a few dollars per square foot, a fraction of new flooring, and old-growth boards are usually better wood than anything sold today.
The Chicago fleet. The default in pre-war and mid-century Chicago is 2¼-inch strip red oak. Greystones and vintage buildings mix in white oak. Kitchens, pantries, and back halls were often laid in maple, a tighter, harder, paler wood that hides in service areas because it was the cheap workhorse (and it takes stain unevenly, so it is usually finished clear). The oldest cottages hide heart pine, technically a softwood, orange-toned and dent-prone but beautiful. Sixties and seventies buildings brought parquet, small wood tiles in basket patterns, glued rather than nailed. Newer construction and rehabs bring wider planks: 5 to 7 inches instead of narrow strips, in oak, hickory, or walnut.

CHARACTERPores are open like tiny straws (a cut piece can literally pass air), which means it takes stain deeply and evenly, but it has no business near standing water.

WHERE YOU MEET ITVintage greystones, quality older buildings, and nearly every new high-end rehab, where its current popularity has put it at a price premium.
Matching matters more than winning: patch red oak with red oak and white with white, because stain can adjust color but cannot rewrite grain, and a mismatched patch reads from across the room. Other woods you will meet on spec sheets: maple (1450 Janka, pale, subtle grain), hickory (1820, the hardest common domestic, busy rustic grain), ash (1320, looks like oak's cousin), and walnut (1010, softer, chocolate-brown, shows dents but nothing else looks like it).
Solid wood's one enemy is moisture movement. Boards swell in humid Julys and shrink in radiator-dry Januaries, which is why narrow strips were the vintage standard (each board moves less) and why wide solid planks show winter gaps unless the house is humidified. It is also why solid hardwood does not belong on concrete slabs or below grade: basements and solid wood end in tears, always.
Solid hardwood is a plank of actual tree, nailed to a wood deck, sandable over and over for a hundred years. Red oak is the warm pinkish classic under most Chicago feet; white oak is its cooler, tougher, currently trendier sibling. If a vintage floor looks rough, picture it sanded and refinished before you picture it replaced, that is usually one long weekend and a few dollars a square foot, and the result outclasses anything in the sample aisle.
What it is. A sandwich: a top layer of genuine hardwood (the wear layer, anywhere from under 1mm to 6mm thick) bonded to a core of cross-laminated plywood or dense fiberboard. The face is exactly the same oak you would get in solid form; the engineering is all underneath, and its purpose is stability. Because the core's layers run in alternating directions, the board barely moves with humidity, which allows everything solid wood cannot do: it can be glued directly to a concrete slab, floated as a click-together raft over almost any flat surface, or stapled to wood, and it tolerates wide plank widths and radiant heat without drama.
The one spec that matters: wear-layer thickness. The wear layer is the floor's future. A 0.6mm veneer can never be sanded, so a deep scratch is forever; a 3mm+ layer takes one or two full refinishes, a 4-6mm layer behaves nearly like solid wood. Cheap engineered flooring and good engineered flooring look identical on day one; the wear layer is the difference between a 15-year floor and a 60-year floor. Factory-applied aluminum-oxide finishes are far tougher than site-applied finishes, the tradeoff being tiny bevels between boards instead of the seamless look of a site-sanded floor.
Where it rules Chicago: condos on concrete. Mid-rise and high-rise slabs cannot take nails, so engineered wood, glued or floated over an acoustic underlayment, is how a lakefront condo gets real oak floors. It is also the sane answer over radiant heat and in garden units where some ground moisture is a fact of life (with the vapor situation assessed first).
Engineered is not fake wood; the part you walk on is real oak. Under it is plywood engineered to sit still, which is why it can live on concrete where solid planks would warp. Buying it, ask one question: how thick is the wood on top? Thin means disposable, thick means refinishable, and the price difference is smaller than the lifespan difference.
LVP (luxury vinyl plank) is photograph-of-wood on waterproof plastic, and it has conquered rentals, basements, and flips for one reason: water cannot hurt it. A plank is a printed image layer under a clear plastic wear layer (measured in mils: around 12 mil for light residential, 20 to 22 mil for heavy household and rental duty), riding on a vinyl body. The better versions are rigid core: SPC (stone-plastic composite, thin, dense, very stable, harder underfoot) or WPC (wood-plastic composite, thicker, softer, quieter). Tile-look versions are called LVT.
How it installs, and over what. Most LVP is click-lock and floating: planks snap to each other and lie loose as one connected raft, fastened to nothing, often with a pad attached. That makes it fast, dry, and forgiving: it goes over concrete, plywood, old vinyl, even old tile, with two real requirements: the surface must be flat (rigid planks bridge dips and then click apart or peak at the seams; flatness specs are typically within about 3/16 inch over 10 feet) and the raft needs expansion gaps at walls plus transitions in long runs. Glue-down LVP is the commercial and rental-grade alternative: more prep, more permanence, no hollow feel.
Laminate is LVP's older cousin with a wood-fiber heart: the same photograph, but on a dense fiberboard core. It feels harder and more wood-like underfoot and resists scratches brilliantly, but the core is still wood fiber: standing water finds seams and swells them permanently. Newer "water-resistant" laminates buy hours, not immunity. Same click-float installation, usually a bit cheaper.
The rest of the bench: sheet vinyl (one seamless waterproof piece, the kitchens and baths of 1985 to 2005, unglamorous and effective), tile (permanent, waterproof, cold without radiant heat, grout to maintain, the right answer for real bathrooms), and carpet (warm and quiet in bedrooms, a moisture trap below grade, and in vintage buildings frequently a lid over saveable hardwood).
LVP is a laminated photograph of wood that water cannot kill, which makes it the right answer in basements and rentals and the budget answer everywhere else. Laminate looks similar but has a wood-fiber core that swells if soaked. Neither can be sanded back to life the way real wood can: when plastic wears out, it gets replaced. In an owner-occupied vintage home, refinished oak usually beats new plastic on both beauty and resale; in a garden unit or an investment property, LVP usually wins on sheer indestructibility.
Investor calibration: for rental units we usually see LVP chosen for waterproofing and turnover durability, and refinished original hardwood chosen where the unit's rent level trades on vintage charm. Both are right, for different buildings; our investment guide covers the rest of that math.
Floors testify. Cupping (boards dished, edges high) means moisture from below, currently or recently; crowning (centers high) often means a cupped floor was sanded flat and then dried. Winter gaps between strips are seasonal and normal in radiator buildings; gaps with grime and old finish inside them are just age. Black rings and gray patches are pet or water stains that have penetrated the wood; deep ones do not sand out and mean board replacement, so price accordingly. A floor that slopes is a structure conversation, not a flooring conversation (our foundations guide covers when to care). Squeaks are usually subfloor fasteners loosening, annoying rather than alarming. And brand-new LVP throughout a flip is neutral information with a follow-up question attached: what is under it, and was the answer to a problem or just to fashion? That is an inspection and permit-history question, and we ask it on every flip.
In vintage buildings, wall-to-wall carpet is a curiosity worth kneeling for: pull a corner at a closet or check a floor vent's edge, and you will often find original oak or maple that has been protected for decades, one refinish away from glory. It is one of the happiest discoveries in Chicago real estate.
Closer than you would think, never perfectly. Stain and toner can neutralize red oak's pink undertone, but the grain pattern stays broader and busier than white oak's calm lines, and pale "natural" finishes are where the difference shows most. Matching an existing floor: always patch with the same species.
In pre-1960s Chicago buildings, very often yes: carpet was the mid-century upgrade over "old-fashioned" oak. Check a closet corner, a floor vent, or ask; listing agents usually know. Budget the refinish, not a new floor, if it is there.
Usually, yes, when going from carpet to hard surface: most Chicago associations require an approved acoustic underlayment meeting a minimum sound rating, and some restrict hard flooring in bedrooms entirely. It is in the rules and regulations, which we review with you before you buy, so ask before you order materials, not after.
Context decides. In rentals, garden units, basements, and entry-level segments, buyers read LVP as clean and durable: neutral to positive. In vintage and higher-end owner-occupied homes, buyers expect real wood in the main rooms, and covering healthy original oak with plastic reads as a downgrade. The best answer we can give on a specific home is a comp-based one, so ask us.
Plan on being out of the rooms for several days: sanding, then stain if any, then finish coats with drying time between. Modern dust-containment sanding is dramatically cleaner than its reputation, water-based finishes cure faster and lower-odor than old oil finishes, and furniture goes back in about a week, felt pads first.
