Seller's Guide

How to sell your Chicago home

From the first pricing conversation to the closing table, here's exactly how The Boulevard Group takes your home to market.

The selling process, step by step

Two companion pages carry the numbers and the quick answers: closing costs itemized for both sides, and the sellers FAQ, fifteen answers you can read in five minutes or send to anyone selling with you.

  1. Consult with a Boulevard Group broker

We start with a conversation: your timeline, your goals, and a data-driven look at what your home is worth in today's market, using hyper-local comps, not citywide averages.

  2. Sign the listing agreement & disclosures

We handle the paperwork that makes it official, walking you through the listing agreement and Illinois-required disclosures without the legalese.

  3. Build the marketing strategy

Pricing strategy, staging guidance, professional photography, and a launch plan across the MLS, fultongrace.com, and the major portals, backed by Fulton Grace's marketing engine.

  4. Show the property

Private appointments and open houses, scheduled around your life. We make every showing count.

  5. Gather & discuss feedback

After each showing we collect agent and buyer feedback, share it with you, and adjust strategy if the market is telling us something.

  6. Receive & negotiate offers

When offers arrive, we break down every term, price, financing strength, contingencies, timing, and negotiate like it's our own money on the line.

  7. Contract acceptance & earnest money

Once you accept, the buyer's initial earnest money is deposited and the clock starts on the next phase.

  8. Attorney review & inspection period

In Illinois, both sides' attorneys review the contract while the buyer inspects the property, typically within the first five business days.

  9. Negotiate modifications

If the inspection turns anything up, we negotiate repairs or credits that keep the deal on track without giving away more than the market requires.

  10. Buyer secures financing

The buyer's lender orders an appraisal and finalizes underwriting. We stay on top of their milestones so nothing slips.

  11. Final details

Balance of earnest money is received, and if you're in a condo, we coordinate the association documents (22.1 disclosure, budget, meeting minutes).

  12. Close

Sign, hand over the keys, collect your proceeds. We're at the closing table with you.
